Jacobs Well District Realty was established in 1992. We have a dedicated and experienced property management team. Looking after properties from Broadbeach to Beenleigh our number one priority is to look after you by keeping you informed and up to date and by selection of suitable tenants taking the worry out of owning an investment property.

Engaging a Property Manager:

Property management has become a specialised field with vast legal implications. For you to have your property portfolio managed by a professional is now more important as agents involved in property management must possess a thorough working knowledge and understanding of the following acts.

Our staff are always fully trained and informed in all aspects of the relevant legislation in regards to property management.

Jacobs Well District Realty gives you an assurance that we will always act in your best interests regarding property management of your investment property.

Selection of Tenants:

We enable you to be part of the selection & decision process by keeping you informed of applications & interviews and we take the greatest care to ensure that we have chosen the correct tenant for you. We are members of TICA (Tenancy Information Centre of Australia) this gives us the information to check previous rental histories.

General Tenancy:

Once a tenant is selected their obligations are explained and confirmed in writing. Tenancy agreement forms conform with the Act and the R.E.I.Q and all forms used contain relevant clauses and conditions to protect your property and investment.

All legal requirements under the residential tenancies act as required by law are part of our property management services and we will organise and attend to all necessary paper work using the prescribed forms.

Rental & Bond Monies:

A bond equivalent to 4 weeks rent is collected and forwarded to The Residential Tenancies Authority. Bonds are not released until we are satisfied with the condition of your property. All rental monies are payable by tenants directly to our trust account and rental arrears are monitored on a daily basis and acted upon accordingly as set out in the Residential Tenancies Act.

Fees:

Our property management charges and fees cover all procedures we have outlined and as prescribed in the Property Agents & Motor Dealers Act.

Letting fee: A letting fee is charged to find and assess new tenants for your property. This is equivalent to one weeks rent.
Rental collection: 5% plus gst of rent collected
Management fee: 3.3% including gst of rent collected
Administration fee: $5 plus gst per month per property
Property Management fees are tax deductible.

Payments & Statements:

Our accounting and management system is fully computerised Payments to you are paid directly into your nominated institution and a detailed statement posted directly to you. Payments and statement are forwarded promptly each month.

Inspections & Maintenance:

Regular inspections are carried out through the terms of tenancy and routine inspections on a 3 monthly basis. These form a major part in looking after your property and routine inspections protect your investment. Maintenance & minor repairs will be bought to your attention to ensure these are remedied quickly by qualified trade' people. Ensuring maximum returns for your investment property.

Management Costs & Fees:

Our property management services take control of selecting qualified tenants collecting of rentals and general upkeep of your investment property. Our service includes a fully computerised management system which enables your returns to be banked promptly and detailed statements issued accordingly.
